EACH OWNER WILL HAVE EQUAL ACCESS TO THE WATER & THE BOARDWALK (proposed).

WE HAVE APPROVAL FROM ENTERGY TO BUILD 1 ADDITIONAL BOAT SLIP, 4 JET DOCKS, AND A BOARDWALK ALONG THE PERIMETER.  WE PLAN TO CONSTRUCT THESE IN FALL '09.

EACH UNIT WILL BE LIKE A CONDO, EXCEPT THE OWNER MAINTAINS THE ENTIRE STRUCTURE (and any deck or carport attached).

THE LAND IS HELD IN COMMON AMONG ALL OF THE OWNERS IN A HORIZONTAL PROPERTY REGIME (HPR: simply the legal structure that governs condos).

A PROPERTY OWNER'S ASSOCIATION (POA: made up only of property owners) WILL HAVE JURISDICTION OVER THE COMMON AREAS.

MANY OF YOU ARE PROBABLY FAMILIAR WITH A P.O.A. IF YOU LIVE IN ANY KIND OF DEVELOPED SUBDIVISION.

THE P.O.A. WILL HAVE ALL THE GROUNDS MAINTAINED, SO YOU DON'T HAVE TO WORRY ABOUT MOWING OR RAKING!
IT WILL ALSO COVER A COMMON DUMPSTER.

THERE IS ALSO SPACE TO PARK A BOAT TRAILER.

WE HAVE USED 2 OF THE BUILDINGS AS WEEKLY/MONTHLY RENTALS. THEY STAY PRETTY FULL FROM JANUARY - OCTOBER (race season through lake season). #2 consistently rented for $600/wk and #3 for $500/wk. THE ONLY ADVERTISEMENT WE DID WAS VRBO.COM.

WE WILL PROVIDE A 1 YEAR 3RD PARTY WARRANTY WITH EACH BUILDING. THEY ARE ALL IN PRETTY GOOD SHAPE. YOU CAN DO WHATEVER YOU WANT TO THE INSIDE OF THE UNIT. ANY EXTERNAL CHANGES WILL HAVE TO BE APPROVED BY THE P.O.A. ARCHITECTURAL COMMITTEE (the developer until all units are sold).
